The city
Portland is a city mainly in San Patricio County, with a small part in Nueces County, on the north shore of Corpus Christi Bay and Nueces Bay. It was laid out in 1890 by developer John G. Willacy, who was drawn to its high bluff overlooking the bays, and grew as industry in Corpus Christi expanded. Today much of it is newer subdivisions.
Heating and cooling in Portland
- Salt air on the waterfront: homes along the bluff and near the bays get salt spray on outdoor units. Rinse coils regularly and consider coastal-rated equipment when replacing.
- Newer homes: many builder-installed systems from the 1990s onward are reaching replacement age. A load calculation helps avoid oversizing, which leaves homes cool but damp.
- Two-story homes: upstairs rooms that never cool usually point to duct design, return air or a single system trying to serve two floors.
- Humidity: the EPA recommends indoor humidity below 60 percent (EPA, A Brief Guide to Mold, Moisture and Your Home). Fan on "auto" and sealed return ducts help.
Tell us your address and what the system is doing, and we'll call you back.

Portland HVAC FAQs
Why is my upstairs so much hotter?
Heat rises, attic ducts gain heat, and one system often struggles to serve two floors. Duct changes, zoning or a second system can help.
Does salt air reach homes in Portland?
Yes, especially along the bluff and near the water. Inland subdivisions see less.
Should my new AC be bigger than the old one?
Not necessarily. A load calculation decides the size. Oversizing causes humidity problems.
